Ikano Bank – Nottingham
Ashlar special projects were appointed by Maber Architects to provide an Innovation centre that brings together a state of the art visitor/client reception and employee training, team building and break-out area to allow employees to escape the busy working environment.
- Creating individual pod areas to allow a relaxing break from the busy working environment
- Introduction of a writing wall to allow for creative ideas to be written down by employees
- A 4 wall movable/sliding system allowing either a big open plan training/meeting area which can then be divided into 4 separate smaller offices
- State of the art AV system that is present in either the big open area or any of the 4 individual areas. Including the installation of modern equipment to allow for direct access to the screen for interactive meetings or training sessions
JLL – Internal & External Reception Project
Working for international real estate property firm JLL, Ashlar Special Projects modernised the internal reception area to one of the trophy buildings in the portfolio to include installing re-tiling the floor and installing new ceiling and energy efficient lighting to revitalise the space and provide a welcoming feel to the building.
Shape Office Refurbishment
Due to further expansion, Shape Digital Marketing Agency required this listed building loft storage space converting into usable office/meeting room facilities.
ASHLAR SPECIAL PROJECTS were chosen to deliver this modern contemporary design which consisted of re-wiring small power and lighting/audio-visual and data wiring/glazed doors and partition screening/new flooring and redecoration throughout.

A modernisation project that included new floor coverings, reception furniture and decorations.
Dilapidations Work to Refurbish Office Space
Ashlar Special Projects are very familiar with working with landlords and tenants building surveyors to modernise and refurbish space following the vacation of space by former tenants.
Work typically involves stripping back the unit to a shell and refitting M&E, Ceilings, Floor coverings and Redecorations – all work undertaken by Ashlar’s team of in-house, qualified, professional engineers and tradesmen.
City Link Distribution Depot
Following the demise of City Link, Ashlar Special Projects were retained to Refurbish the 100,000sq ft depot and including roof works to replace roof sheets, skylights, cladding panels to the side elevations and a complete redecoration
Internal Factory Refurbishment
During the summer shutdown, Ashlar Special Projects were tasked with refreshing the factory to improve working conditions. Steelwork was redecorated as well as insulated panels and new energy efficient lighting installed.
Business Park Unit Refurbishment
Following the acquisition of a dilapidated business unit by an investor landlord, Ashlar Special Projects were retained to Modernise the external building fabric.
Works included replacing insulated panels with double glazed units to let more light into the 1st floor offices, redecorating the curtain walling and repairing the external hardstanding.
Sliding Gate & Perimeter Security
Ashlar Special Projects have developed a speciality in installing large sliding gates. Full turnkey package includes surveying and designing a bespoke solution and includes all civil installation works (power supply, ducting and concrete foundations), gate installation, access control and perimeter fencing and bollards to support the security of the new gate.
Ashlar Special Projects were brought in to modernise and improve existing dated washrooms.
- The complete strip out of the original dated washrooms and the re-designing of male/female and disabled washrooms
- Over-tiling walls and new installation of all cubicles, vanity units and sanitary ware
Following a burst water pipe in the ceiling Ashlar Special Projects were immediately called in to remedy the damage.
This was a full turnkey package reacting immediately to prevent the water damage from spreading, cleaning up, drying out and re-instating the office back to previous marketing conditions to allow the space to be let onto the open market
This leaking roof was causing problems for a city centre retailer on the shop floor. Also, the roof was densely populated with various pieces of plant and equipment which made a simple re-roofing project far more complicated.
Ashlar Special Projects provided a full roof survey and specification involving the application of a 3 layer cold applied liquid polyurethane water proofing system. As Ashlar Special Projects are an approved installer of this system the roofing solution was backed up by an International Chemical Companies 20 year WORKMANSHIP and MATERIALS guarantee.
Building Fabric Repairs
Standing right next to the centre of Birmingham’s destination retail outlet, The Bull Ring, Ashlar Special Projects were chosen to clean and repair the external façade of this trophy city centre building.
Working with city centre management, building control and highways agencies to minimize disruption and maintain access and safety for pedestrians, Ashlar cleaned the Portland Stonework performing vital stonemasonary repairs and re-sealing leaking window reveals to give this building further asthetic appeal for years to come.
External Stairwell Refurbishment
This prestigious city centre building was fully occupied with accountants and lawyers requiring quiet working conditions during the day and a ground floor public house requiring emergency fire escape access late at night.
Ashlar Special Projects were chosen to undertake this project due to our exceptional organizational abilities. Liasing with all tenants we devised and structured noisy works to be undertaken with zero disruption to tenants and where landing plates and stair treads required removal and replacement, this was achieved without compromising emergency escape route integrity.
The final refurbished metal staircase had a specialist metal coating applied to maintain longevity together with additional anti-slip properties on landing plates and stair risers/treads for this external metal staircase.
Mechanical & Electrical Services
£1/2 Million project to re-design and replace the VRF air-conditioning system.
- Re-designing the capacity of the new system following increased people density
- Retaining the old pipework, new inverters, fan coils and controls were replaced
Whilst undertaking a full re-roofing project, Ashlar Special Projects were chosen because of our expertise with Air-Conditioning systems as well.
Using all of Ashlar Special Projects our own staff, existing roof top plant and equipment was de-commissioned and removed and stored securely whilst the re-roofing project was completed. Following the successful water-proofing of the roof structure the air-conditioning condensers were replaced and re-commissioned.
Replacement Boiler Project
Following a sustainability report from the client it was decided to replace inefficient and costly gas fired boilers to improve the energy performance rating of this commercial property as well as reduce running costs and improving efficiency.
Ashlar Special Projects re-designed the system controls and capacity and installed a new heating system to improve the EPC Rating and save energy.
Replacement Water Pipework
Replacement Chilled Water Pipework in Occupied 6 Storey Office Building. Working on nightshifts and weekends this project was more about returning the office space back to legal/accounting and architectural tenants in a clean and useable condition rather than the actual job of replacing old corroded / leaking copper pipework with modern insulated plastic pipe.
This involved extensive tenant/client liason and project management to finalise a work programme whilst not inconveniening tenants.
The chilled water pipework was drained down and each 10,000sq ft floor was replaced over a weekend and the whole project completed in 6 weeks with no tenant disruption or inconvenience.
Emery Johnson Anstills
This project involved stripping out an old beauty/hairdressing salon and fitting out the space for legal firm, Emery Johnson Astill Solicitors.
This was a full turnkey project whereby we provided a full design for a new client meeting room and conference rooms, as well as a modern workspace for partners.
